Tax returns for Airbnb hosts

Updated: Oct 12, 2024

Airbnb make net payments after deducting fees

You might be a great host or even a superhost, but HMRC won't be interested in this when you submit your tax return. You can't use your Airbnb payouts alone in your tax return because your guests have paid a fee on top that Airbnb have withheld as a fee before each payout is made.

Gross payments are what you need

Airbnb do helpfully give you all the information that you require, you just need to know where to find it. This is in your 'transaction history' under 'Gross earnings'

Step-by-step guide to downloading your Airbnb gross earnings

Correct at March 2024 but Airbnb do make changes from time to time:

We are Airbnb and holiday let specialists

At Clough Accounting we do our fair share of holiday let tax returns as we are located in West Cornwall that has a strong demand for holiday lettings. There are a variety of reliefs that you may be able to claim such as the rent-a-room scheme, a quick call with us is an easy way to work out which to use, and we won't charge you for a chat.

Capital Gains Tax

At some point you may consider selling your holiday let, or your main residence incorporating a holiday let. Speak to Clough Accounting first and we can help you to understand the tax implications.
